How much wood can a WOODPECKER peck?

I showed a house the other day that had a TAP TAP TAP going on insdie the house. I went upstairs to face the tapper and realized oit was outside on the side of the house. I rapped on the walls back and it stopped. I went out to check and here is what I saw:

Willard

Ah--Willard is getting pretty old in cat years! Almost 17 and he has taken up residence in our kitchen sink. After over 5 years of kidney failure and advancing age, we are thinking he has used up his 9 lives--and we have helped him make the most of them, too.
He's such a character!

It IS a great time to BUY--and spring is upon us. Prices have been coming down and inventory is gradually going up. Ever so slowly.

It's Spring--Isn't it?

I keep saying it's a spring market, though its been a slow burn to spring. We've been sitting at 4600 listings forever and now inched up to over 4800. Come on Spring!

The absorption rate was 5.7 months in January and is now down to 2.7 months--a nicely balanced market and getting closer to a seller's market. Buyer's--get in soon or you'll be missing your 'best buy' window of time.
